Floor Cleaning Dublin just completed another challenging amtico floor cleaning and amtico floor polishing project. The customer had just purchased a new home and was considering replacing all the cheap laminate flooring with more modern floors. But before approaching a floor fitting company she decided to call Floor Cleaning Dublin and see if anything could be done to improve the look of the floor for a while at least until she could save the money to replace it. Within 24 hours we had booked a site visit and one of our floor cleaning specialists was sent to assess and price the project. To the customer’s surprise, we discovered that the old “laminate” flooring was in fact a very fancy amtico floor that was poorly maintained and sealed with a poor quality, super glossy floor polish. We informed the customer that the floor did not need replacing at all but instead could be fully restored by us to its original condition. While some amtico floors are maintained to perfection and only require a light cleaning and an extra coat of floor polish, others have inches of polish on it and look fit for the skip. Amtico Floor Cleaning & Polishing | The Problem
Amtico floors are very durable floors suitable for low to very high traffic areas. Amtico floors usually imitate some type of floor to such perfection that many people are not even aware that their “parquet” floor is in fact amtico floor. Some amtico floors are glossy, some are semi gloss while others are 100% matt. It all depends on what type of floor they try to imitate. The glossy ones usually imitate porcelain floors or highly polished laminate while the dull ones imitate wood floors or all types of matt floors.
The main problem with all Amtico floors is usually poor maintenance. If the owners are fully aware what type of floor they have, they can sometimes over clean the floor with amtico maintainers or amtico dressing. Over time, they manage to trap a lot of dirt between the layers of polish or maintainer until the floor is all patchy, dull looking or very glossy looking. Most amtico floor owners think that the floor is damaged and there is no hope when in fact it is just a stripping & repolishing job.
Other amtico floor owners that have bought properties with amtico floors already fitted, havent got a clue about how to maintain it. In many cases they assume that the floor is a tile floor and they bleach it with strong chemicals. By doing so they bleach the sealer and cause serious discoloration on the top coat.
In this particular case, the floor was over polished and it looked like glass. Because the floor was fitted in a sunroom and in a kitchen with a lot of natural light, the floor was creating that mirror effect at all times. The issue was identified and the customer was offered a free estimate that outlined the whole process step by step. The estimate was accepted and the floor cleaning project was booked.

The first step was to remove all the sealer and all the residue from the floor. The next step depended 100% on the condition of the floor. While the floor was sealed, it looked perfect, but under all the amtico floor dressing a lot of issues could be hiding. We used a Cleanfast Floor Stripper to remove the thick coat of floor polish. Within a few seconds the sealer was melting away and after a good scrub with a 17” Black Floor Pad we managed to remove pretty much all the sealer that was covering the floor. The floor was actually in great condition, not shiny at all and without major imperfections. Of course, there was a scratch here and there, but nothing serious. The amtico floor was washed a number of times with a powerful floor cleaner to neutralize all the floor stripper residue and to prepare the floor for re-sealing. Within 3-4 hours, the floor was stripped, washed & dried. After a short chat with the customer, we were informed that a matt finish would not be suitable at all in this case but also, a very glossy finish would be too glossy. So we did a sample of a semi gloss floor polish on the floor and the customer was fully satisfied with it.
2 coats of Cleanfast Floor Polish 25% Acrylic over the amtico floor and the floor was restored. The super glossy finish was removed and a beautiful coat of a semi glossy floor polish was applied.
Amtico Floor Cleaning & Polishing | Maintenance
To avoid creating a very glossy finish again, the customer was advised to use the new Cleanfast Multi-Shine for the day to day cleaning and to only apply a new coat of floor polish after the old sealant was removed. By doing so, you prevent trapping dirt within the coats of floor polish and transforming a beautiful elegant floor into a dull and patchy floor. Also, a flat mopping system is usually recommended to avoid over soaking the floor.
